For every site that reaches a client conversation, several never make it past our own review. The filter is deliberately strict, because the land is the one thing about a villa that cannot be changed afterwards.
We start with the practicalities. Legal clarity of ownership and zoning. Year-round access. A reliable water source. Sensible distance to what future guests and future owners will need.
Then the character of the place. The view it offers at eye level, not from a drone. The neighbours, the sounds, the way the light moves. A villa is lived in, and the life around it matters as much as the floor plan.
Only when a plot passes both tests does it become a candidate for development — either for our own projects or for clients searching through our villa service.
